An
inspection
can
be a
lengthy
process,
and
you
are
encouraged
to be
present
and
are
invited
to
ask
questions.
My
findings
will
be
listed
in
the
inspection
report
where
any
issues
in
the
home
that
may
be of
concern
will
be
detailed.
The
report
will
also
provide
you
with
maintenance
tips
and
advice
on
how
to
improve
the
operability
of
components
in
the
home.
How
long
does
an
inspection
take?
In
order
to
provide
you
with
the
most
informative
and
thorough
report,
I
invest
on
average
3
hours
for
each
inspection.
The
length
of
time
required
varies,
depending
on
the
size
of
the
home
and
the
accessibility
of
all
the
components.
My
objective
is to
provide
my
clients
with
the
most
thorough
inspection
possible.
How
can
the
vendor
prepare
for
the
inspection?
It is
important
that
all
areas
of
the
home
are
easily
accessible.
I am
only
able
to
inspect
what
I
have
access
to,
so it
is in
everyone's
best
interests
to
provide
easy
access
to
the
following
areas:
- attic access door (clear any stored items)
- crawlspace access door (remove stored items from crawlspace)
- water meter and main water valve and drain
- furnace and hot water tank area
- central air conditioning unit (please note that central air conditioner units
cannot be tested in temperatures below 65ºF or 18ºC )
- main electrical panel (please provide 1 metre clear space in front of panel)
- electrical sub-panels
Please
remember
to
turn
off
computers
and
any
sensitive
electronic
equipment.
Can
an
inspection
be
done
in
the
evening?
It is
not
recommended
to
perform
an
inspection
during
the
evening
or
after
dark
as
the
lack
of
daylight
makes
it
difficult
to
properly
inspect
the
external
components
of
the
house.
Ideal
times
for
home
inspections
are
9:00
am
and
1:00
pm.

will
the
report
include?
My
written
inspection
report
provides
you
with
a
complete
description
of
all
my
findings
in a
clear
format
with
easy-to-understand
terms.
If
there
are
serious
concerns
with
the
home,
what
advice
will
you
provide?
My
responsibility
is to
provide
you
with
a
clear
picture
of
the
condition
of
the
home
at
the
time
of
the
inspection
so
that
you
can
make
an
informed
choice
on
how
to
proceed.
It is
not
my
role
to
provide
you
with
advice
on
whether
to
buy
or
sell
a
home,
but
to
give
you
the
facts
based
on my
visual
inspection.
